01 / The problem

Where it started

An unsold asset costs money every month.

When a loan goes bad, the bank can end up holding the collateral: land, a house, a shop. Each asset has its own documents, its own location and its own odds of selling. Each also has a time limit, so a slow decision has a price.

Without a shared method, one officer judges an asset by feel and another by spreadsheet. Nobody can compare two assets side by side, or see which ones need action first. ALMA PINTAR puts the whole portfolio, and one way of judging it, in a single application.

What success had to look like

The same questions for every asset.

  • 01

One list of every asset, with its status and its next step.

  • 02

A score that rates how easy each asset is to sell.

  • 03

A cost check: does the price after preparation beat the cost of getting there?

  • 04

A decision that goes through approval, with a named owner and a deadline.

02 / The process

From the scoring method to the first decision.

Four steps, starting from the questions the bank asks about every asset.

Phase 01

Frame the questions

Six factors that decide how well an asset sells, and two gates it must pass first.

Phase 02

Design the flow

Four tabs: identity, score and gate, cost, decision. A summary panel stays beside them.

Phase 03

Build the rules

The score total, the zone, the cost verdict and the status change, all calculated in the app.

Phase 04

Add approval

Each asset moves from draft to waiting for approval, then to approved or back for revision.

03 / What we built

Six parts that judge an asset.

From the portfolio list to a proposal the approver can act on.

01 / Portfolio

Every asset in one list.

The list shows the total and how many assets sit in each status: draft, waiting for approval, needs revision and approved. Search by code or name, filter by status, and open, edit or delete a row.

  • Counts by approval status
  • Search and filter in one bar
Collateral portfolio list with status counts, search, status filter and detail, edit and delete actions

02 / Score and gate

Six scores, two gates.

Staff rate physical readiness, legality, access, price, narrative and ease of transaction from 1 to 5, and each score needs a field note as evidence. The total out of 30 puts the asset in a zone, with a first step to take.

  • Evidence required for every score
  • Zone and first step shown at once
Score and gate tab with a 1 to 5 scale, a description of each level and a field-note box

03 / Cost calculation

Does the preparation pay back?

Staff enter the price without repair, the repair cost, the cost of documents or possession, and marketing cost. A guide on the same page explains each term, and the app says if the work is worth doing.

  • Holding cost per month and expected month of sale
  • A confidence level for the price estimate
Cost calculation tab with a reading guide, price and cost fields in rupiah, and a feasibility summary

04 / Asset identity

The facts of one asset.

Each asset page records the type, location, document, possession status and the sales channel in use, with the score, readiness and verdict at the top.

  • Document and possession status
  • Last limit or offer and remaining debt

05 / Time limit

A clock on every asset.

Every asset carries a status deadline in months. The app tracks the months already offered and the number of failed auctions beside it.

  • Months used against the limit
  • Failed auctions counted

06 / Decision

A proposal with an owner.

The last tab collects the proposed strategy, the person responsible, a deadline and the documents to prepare. A summary panel shows the zone, the verdict and execution readiness next to the request.

  • Draft, waiting, revision, approved
  • Readiness check before marketing starts

Screens come from a test build, with sample assets and figures. The scores, amounts and verdicts shown are illustrations, not real bank data.

Why a custom build

Collateral systems track. This one decides.

Collateral platforms such as axe Collateral Management and Loxon cover the loan lifecycle: valuation, documents, LTV monitoring and release. The bank here needed a different thing: a way to judge whether an unsold asset can be sold, and what to do about it.

The bank neededHow the app handles it
A comparable score for assets that differSix factors rated 1 to 5, each with written evidence.
To know if preparing an asset is worth itThe price after preparation is checked against all preparation and sales costs.
A clock on every assetA status deadline in months, tracked beside the months already offered.
A decision with an ownerA proposal with a person, a date and an approval step.

04 / Results

What changed for the team.

Portfolio, judgment, cost and decision, before and after the app.

Portfolio

One list, one status each.

BeforeAssets spread across files and officers.

NowA single list with status counts and search.

Judgment

Scores that can be compared.

BeforeEach officer judged an asset in their own way.

NowSix factors, a total out of 30 and a zone.

Cost

The verdict comes with the sums.

NowPreparation is only recommended when the price after it beats the costs.

Decision

A proposal someone owns.

NowStrategy, owner and deadline go to an approver.
