01 / The problem

Where it started

Every loan rests on what backs it.

Before a bank extends credit, its appraisers value the collateral: buildings, land, vehicles. One debtor often pledges several assets, each with its own legal document, valuation method and risk.

Working that out in spreadsheets means retyping debtor details for every asset and adding up totals by hand. ALMA VALID moves the whole assessment, from debtor data to the final coverage verdict, into one application.

What success had to look like

From debtor to verdict in one flow.

  • 01

Collateral data managed per debtor, with any number of objects each.

  • 02

Calculation for each object with the method that fits it.

  • 03

Valuation adjusted for risk, with a liquidation value beside it.

  • 04

An assessment report with the coverage ratio against the credit limit.

02 / The process

From the bank's SOP to the screen.

Four steps, from the valuation procedure to an edition for each bank type.

Phase 01

Follow the SOP

Fields, methods and coverage rules taken from the bank's valuation procedure.

Phase 02

Design the flow

Guide, calculation and result as three tabs, with help text beside every field.

Phase 03

Build the engine

Per-object calculation, risk adjustment, totals and coverage.

Phase 04

Fit each bank type

A Bank Umum edition, and a separate edition for BPR.

03 / What we built

Four steps of one assessment.

From the debtor list to the final coverage verdict.

01 / Collateral data management

Many debtors, many objects.

Appraisers keep a history of debtors and open any of them to see its collateral. Each object card shows its type, legal document, location and the valuation method in use.

  • Several debtors in one session
  • Add or remove objects per debtor
Debtor history and collateral object cards

02 / Debtor & object data

Entered once, used everywhere.

Debtor details and the credit facility are entered once and apply to all of that debtor's collateral. Each object then gets its type, address, legal status, document number and size, with a hint beside every field.

  • Global debtor data, per-object asset data
  • SHM, BPKB and other documents
Debtor and facility form with collateral object fields and help column

03 / Collateral calculation

The method fits the asset.

Each object is valued with an approach that suits it, such as cost approach for a building. Market indication is adjusted for risk to give the NPW, and a liquidation value sits beside it.

  • Cost and market approaches
  • Risk adjustment before the final value
Cost approach calculation for one collateral object with NPW and liquidation value

04 / Assessment reporting

One verdict per debtor.

The result tab lists every object with its NPW, liquidation value and risk status, adds them up, and divides by the credit limit. The coverage ratio comes with a clear verdict: sufficient, or more collateral needed.

  • Totals across all objects
  • Coverage basis follows the purpose of valuation

04 / Results

Valuation as one digital record.

Data, analysis, the decision and the fit for each bank type.

Data

No retyping per asset.

BeforeDebtor details copied into each collateral sheet.

NowEntered once per debtor, shared by all of its objects.

Analysis

Totals that add themselves.

BeforeNPW, NL and coverage summed by hand.

NowThe result tab totals every object and calculates coverage.

Decision

A verdict the reviewer can read.

NowEach report ends with whether the collateral covers the credit limit.

Fit

One product, two bank types.

NowA Bank Umum edition and a BPR edition built on the same core.
